Pressure Regulators Need Replacement
An inspection of the whole property was completed by California Plumbing and will be reviewed at the next board meeting.
All water heaters and pressure regulator valves were inspected. San Deigo is known for having high water pressure in the lines and it can vary at any time. 60 PSI is typically the highest it should be for PVN Buildings. Anything higher can lead to unit leaks and the need for expensive remediation which drives our monthly assessments higher. During testing it was found that several 9 valves have failed. Typically, they fail on but can fail off meaning no water gets to the intended units. Some buildings were as high as 140 PSI which requires immediate attention. The typical cost to replace a valve is about $1800. For smaller buildings such as laundryrooms and pool rooms it is about $600.
